Old stone farmhouse with pool, and tennis court and 8781m2 of land.
An old
stone farmhouse with a plastered façade and two adjoining old barns, also
partly made of stone and part of the house, forming a 'U' with a courtyard
inside, All located in a hamlet, with a beautiful adjoining park with swimming
pool and tennis court, and 8781m2 of land.
Description of property
The house
has an oil central heating system with a recent boiler. The joineries are
fairly recent and double glazing. The roof is made of mechanical tiles. The
attic is isolated.
The house
consists of:
On the
first floor accessed by steps of the courtyard - a living room of 34m2 with
fireplace, exposed beams and terra cotta tiled floor.
Room /
office of 26m2 with shower room new (installed in 2013) with shower and toilet.
Room of
22m2.
Dining
room with American kitchen of the 80s integrated and equipped (35m2).
A
corridor gives to two other rooms (9m2 and 10m2) and a bathroom with tub, bidet
and washbasin. Separate WC.
A part of
the attic has been converted into four attic rooms of about 23m2 in all, the
living area being reduced by the slope of the roof.
Access to
the continuation of the isolated attic and not exploited.
On the
ground floor there is a bathroom with shower, bath and bidet.
A
separate WC.
A cellar.
A cellar
/ boiler room.
On the
ground floor of the barn, another cellar with two oil tanks.
A large
garage of about 36m2.
On the
other side of the courtyard: a wine cellar and a garden centre which serves as
a technical room for the swimming pool. All equipment for the pool (pump, sand
filter, electrolysis) seems in good condition. The pool itself needs a
renovation. The liner is visibly old and the skimmer has a leak.
The park
is very beautiful, the only flat being new constructions next but fortunately
they are hardly visible for the most part.
There is
also a tennis court with a bituminous surface, a little abandoned but always
helpful.
Conclusion
The house
was renovated in the 80's and needs a refresh in the decoration, bathrooms and
kitchen but it is still quite well maintained and comfortable. It is a house
with character both inside and outside. The structural work seems to be in good
condition precisely being made that a revision of the roof - at least in part -
is possibly to be envisaged in the years to come since it is covered in
mechanical tiles that would have fifty years in our opinion .
Our opinion
A pretty
property in a quiet location and beautiful grounds.
